What is a vacation rentable condo on Maui, Hawaii? These are condominiums that allow short term (daily, weekly, monthly), or long term rentals. You, as an owner can either live in the condo, rent it out (like a hotel or to long term tenant), use it as your vacation home or a combination thereof. Perhaps you only spend 2 weeks here on Maui, you can then block those days for your own stay, then rent out the rest of the year for additional income. This allows much flexibility. What puts these condos listed in the Top Five? Properties have to be priced well for their category (meaning competing properties, what has sold, and the market data/trend). Properties also need to be in desirable locations, where the average and median price is in the upward momentum. Lastly but not limited to, properties need to be in decent condition (updates are good but need not be over the top as then the price might far exceed market value). Well, of course this is my opinion, but being in the Maui real estate industry as my full time career one starts to discern a good product pretty quickly.

1) Maui Vista 1-320 | Offered For Sale $350,000 | 1 Bedroom | 1 Bath | 588 SF
Located in Sunny South Kihei, Maui right across from Charley Young Beach (otherwise known as Kamaole One Beach). This is a one bedroom/ one bath condo located in building one. Building one is the closest to the beach, and most units face South Kihei Road which can be noisy. HOWEVER this unit (1-320) is off to the side (does Not face the street), quiet and actually has some ocean views!

Average sales price (Condos) in Kihei, Maui rose +5% in 2014 compared to previous year. Most recent sale (one bedroom units only) at Maui Vista was unit 2-320. It was on January 30, 2015. It sold for $385,000. Remodeled and sold furnished. Currently Unit 1-314 is pending in escrow at list price of $360,000. This unit faces the S. Kihei Road and gets quite alot of road noise.

I sold Kihei Kai Unit 19 for $320,000 and Kihei Kai Unit 24 for full list price at $350,000 (multiple offers on this unit) in 2014. So sellers got excited and decided to list Unit 5 for $350,000 and Unit 4 for $400,000. So this makes Kihei Kai Unit 16 priced right at $330,000. This unit is on the top floor (partial corner unit-there is actually another unit to the right but since this unit juts out, it feels more like a corner unit). Large lanai (over 100 SF) has a partial ocean view. This is located on the north end of Kihei along miles of sandy beach called Sugar Beach. This beach is un-crowded on most day.
